I have been attempting to argue this point with too little knowledge. Some states to become a “mortgage broker” it was a 5 minute “test” and a fee, some a half day course and hour test and even some it was damn near unregulated. Bonus, they got their fees first. I had friend in financial services during the S&L and he always told me it wasn’t so much a lack of regulations it was a lack of enforcement of them.
